CREATING THE DESIGN BRIEF
At the beginning of any project, we assist our client in creating a full design brief setting out requirements, expectations, budgets and timeframes. Prior to writing the brief a full site survey is conducted, a project can only begin to be designed once both are established. CONDUCTING BUILDING SURVEYS We can prepare a full set of scaled "As Existing" drawings of the site. These may include exterior elevations and plans, interior floor plans, ceiling plans, wall elevations, and mechanical and electrical (M&E) service layout drawings. We can prepare a written schedule of existing exterior and interior conditions, as well as documenting the condition of all M&E services. We can include a photographic survey and if necessary copies can be issued to the landlord. In order to prepare a realistic project programme we also carry out detailed assessments of site conditions, site access, site restrictions, permitted working times, security conditions, health and safety requirements etc.
If applicable we would meet with the landlord
to establish consent requirements and procedures
for the proposed works.
DESIGN Our design approach is always to create simple yet refined solutions, solving all practical, ergonomic, technical and aesthetic requirements within allocated budget parameters. We ensure our solutions address all the mandatory regulatory requirements for current building construction, and solve all the issues raised in the design brief. A full design package is produced, providing written specifications with 3D visuals and 2D working drawings, these drawings help clients to realise schemes and enable structural engineers to provide detailed calculations.
